Are there any apartment managers around Wilmington who don’t do credit checks?

Property managers have a fiduciary duty to the buildings’ owners to check a prospective tenant, and that includes a credit check, said Karen Parkin, head of Wilmington’s Best Rentals and also president of the Wilmington Regional Association of Realtors.

But at the same time each case can be taken on its merit. For instance, if your credit has suffered because of a medical expense or because you have gone through a divorce, that would be considered in deciding whether you could rent, Parkin said.

People who own individual buildings or homes might not do a credit check, she said, but, “If anybody didn’t do a credit check, they’d be foolish.”
